Tenants are quickly filling up Project One, the development that’s transforming a block of Main Street between Washington and Coffee streets in downtown Greenville.

The projected $100 million Hughes Development Corp. project is on the site of the demolished Woolworth Building. Phase I, the partially glass structure on the northern part of the site, is nearing completion.
Law firm Haynsworth Sinkler Boyd plans to move in by mid-January. The retailer Anthropologie expects to move in sometime in spring 2013.
Piazza Bergamo, the space between Project One and Laurens Street, will undergo renovations as well to become a downtown gathering place.
The ninth floor of phase I is completely available and designed for multiple tenants. Robert Hughes of Hughes Development Corp. said there are ongoing negotiations with potential tenants for the available floor.
New tenants, such as Smith Moore Leatherwood, have recently announced plans to move into phase II in 2014.
Tenant breakdown
| The law firm will occupy 42,000 square feet on the second and third floors of phase I. | |
| CertusBank will occupy 21,000 square feet on the fourth floor of phase I. The bank will also occupy roughly 140,000 square feet on floors two through eight of phase II. Its retail and flagship branch will occupy 7,350 square feet on the ground floor. | |
| The retailer will occupy 9,500 square feet on the ground floor. | |
| Clemson’s MBA program and professional development services will occupy 70,000 square feet of space on floors five through eight of phase I. It will also have 1,200 square feet on the ground floor. | |
| The Asheville-based restaurant will occupy 5,030 square feet on the ground floor. | |
| The law firm will occupy roughly 34,000 square feet on the top two floors of phase II, occupying most of the 10th floor and the entire 11th floor. |
