Markley Terrace development falls through

Plans for a mixed-use development in Greenville’s West End, known as Markley Terrace, recently fell through when it lost its anchor tenant.

Oobe Inc., a Greenville-based corporate uniforms designer, planned to make Markley Terrace its headquarters, occupying around 15,000 square feet.

Oobe recently announced a merger with Mail Sort Inc., an Atlanta-based provider of direct-mail promotional products and document-processing services. Following the merger, Oobe announced plans to locate its headquarters at Hughes Investments’ RiverPlace, not at Jenks Inc. Realty’s Markley Terrace as previously announced.

“With the merger coming up, Oobe needed faster Class ‘A’ space and Markley has always been Class ‘B’ cool space,” said Jenks Patrick, the president of Jenks Inc. Realty. “They signed to go into RiverPlace and I lost my main tenant and many of my investors with that. I had to let Markley go.”

Jenks Inc. Realty of Greenville planned to revitalize three abandoned buildings built in the mid-1900s that sit on 2.5 acres in the 100 block of Markley Street between Academy and Rhett streets.

The 62,000-square-foot space was set to be renovated into office, light industrial, event and retail space, with plans for a restaurant with outdoor and rooftop accommodations. Construction was set to begin last fall.

“Oobe has been my client, so it’s good that they ended up really happy with their location, but of course I’m sad that I didn’t get to build that space,” Patrick said.

Oobe’s 30 Greenville employees will occupy 14,000 square feet on two floors at RiverPlace, which overlooks the Reedy River and Peace Center for the Performing Arts in downtown Greenville. Oobe also will use 1,000 square feet near the main entrance at RiverPlace as a showroom for its apparel.

“The merger with Mail Sort opens additional doors for business growth, as will the move of our corporate headquarters to a location as dynamic as RiverPlace,” Oobe founders and co-CEO Tom Merritt said in a news release.

Jenks Inc. Realty’s newest project deals with nearly 500 acres in Greenwood near the Greenwood Genetic Center and Self Regional Healthcare.

Patrick plans to find a developer, or a few, and sell the land, either as a whole package or subdivided into parcels. He envisions a large infill project that could include medical offices, industrial space and multifamily residential developments.

Jenks Inc. Realty, founded by Clyde D. Jenkins in 1958, is a land brokerage with three main divisions: JIR Land & Timber, JIR Residential and JIR Commercial. Jenks Patrick, grandson of Clyde Jenkins, became president in 2006 and grew the company as a niche land brokerage.
